Ok, sounds good. So, is my loan all set? Brad was still gathering information as of yesterday. I close on Friday at 1PM.
---------------
David - I personally had you on my calendar from application for closing on the 10th, Tuesday. Brad are we ok for the 6th?
---------------
David please forward this to your Lender please. Thanks.
What is going on? The Contract clearly states the 6th of October. This has never changed. The Seller has moved out and utilities will off and David, my Client will have to pay the reconnect fees as well. Please advise asap. The Attorney is waiting for your package.
Rochelle
---------------
David and Rochelle,
I'm SO sorry this loan won't be able to close tomorrow. We didn't receive docs on this (sales contract and appraisal fee and title until the 18th. By the time it went thru order outs for title and appraisal and into underwriting, the processor didn't get the file until the 26th. The commitment letter was sent on the 26th also, and we are still in need of the borrower's transcripts. Brad is out sick today and we need at least a whole day, once all conditions are in, to put into clear to close for underwriting before the file can go to the closing department for docs to be sent.
The earliest we could close would be Wednesday - the bank is unfortunately closed on Monday for Columbus Day.

48 Hours from Closing
Updates:
The interest rate increase resulted from my switch to interest-only payments for the first 5 years, which was required to qualify for the loan at all.
The seller is just getting a contractor's estimate today, we hope. Money for the repairs will be held in escrow until I'm satisfied. The work will actually be done after I move in.
The closing is supposedly still going to happen this Friday.

60 hours from closing
I'm scheduled to sign the papers for the house on Friday at 1PM, yet at midnight on Wednesday I have no idea as to whether this deal is going to happen at all (let alone within 60 hours). I haven't heard from my agent in 2 days, the seller is supposedly "working on estimates" for the necessary repairs, and today as I was leaving the office the bank called: they'd like my rental history, for the 3rd time, so that they can verify it. Oh, and the rate on my 1st mortgage is apparently 6.625%, not the 6.5% that I was quoted.
Fucktastic.
Fucktastic.
